An Electrical Installation Condition Report (EICR) is a formal document produced by a qualified electrician after assessing the safety of the fixed electrical installation in a property. It identifies any defects, damage, or deterioration.
Residential properties require an EICR every 10 years, or upon change of occupancy. Properties with a swimming pool must be tested annually. Landlords in England are legally required to hold a valid EICR for all rental properties.
Yes. Since April 2021, all private landlords in England must have a valid EICR and provide a copy to new and existing tenants. Failure to comply can result in fines of up to £30,000.
If C1 or C2 codes are identified, remedial work must be completed within 28 days. Once work is done, a new EICR or minor works certificate is issued. C3 codes are recommendations only — the report can still pass.
